• Leave cooling or a dehumidifier running at 77–80°F with humidity below 60% — Mould and musty odour start with humidity, not heat
• Close blinds and interior doors that block airflow to return vents
• Clear the HVAC condensate line and confirm the drain pan float switch works — A blocked line is the most common cause of ceiling damage in an empty home
• Shut off the water heater or set it to vacation mode
• Turn off the supply to washing machine, dishwasher and ice maker
• Consider a whole-home leak sensor or automatic shut-off valve
• Photograph water meter reading on departure
• Test alarm, cameras and smart locks, and confirm remote access works
• Set interior lighting on a varied timer schedule
• Arrange mail and package holds
• Confirm who has keys or codes, and remove access for anyone who no longer needs it
• Clear gutters, downspouts and area drains
• Trim branches touching the roof or siding
• Store or secure outdoor furniture, umbrellas and planters
• Confirm the landscaping and pool schedule continues while you are away
• Confirm shutters, storm plan and who deploys them, before season.
• Set cooling or dehumidification to hold humidity below 60% while away.
• Rinse and inspect exterior hardware and screens for salt corrosion.
